Historic Kona Theater Restoration
Reviving a historic landmark to reconnect past, present, and future generations.
The historic Kona Theater restoration is a TPHA initiative to preserve and revitalize a 97-year-old cultural landmark in Captain Cook. Originally built in 1928, the theater once served as a gathering place for Kona’s sugar and coffee plantation families. The project will transform it into a 380-seat, multi-use community hub for films, performances, educational events, and banquets, complete with a commercial kitchen, ADA-compliant facilities, and modern sound and lighting systems. Managed by TPHA as an Independent nonprofit, the restoration honors local heritage while fostering connection and creativity for future generations. Contingent upon meeting our funding goals, construction on the Theater can commence in 2026.

Hale Keaka Communities, PBC
Climate-Resilient, Affordable Housing Rooted in ʻĀina and Sustainable Living
Hale Keaka Communities, PBC is conceptually designed to be a climate-resilient, 201H affordable housing community developed by TPHA as a replicable model for sustainable living. Adjacent to the Kona Theater, the project is slated to feature 2 & 3 bedroom duplex units —including affordable and market-rate homes—designed with fire, wind, and flood protection technology and rooted in the Hawaiian value of ʻāina. Community infrastructure includes regenerative septic and water systems, renewable energy readiness, native landscaping, orchards, shared gardens, and a family pavilion. Seeking fundraising through a mix of grants, impact donations, and private capital, the phased development ensures nonprofit oversight, transparency, and eligibility for green housing tax credits, with full completion targeted by early 2029.

From the creative minds of TPHA engineers and designers, our climate-sustainable materials push back against nature’s extremes. Torch™ defends against wildfire with fire-resistant exterior finishes. Rumble™ fortifies walls and foundations to resist seismic shocks and hurricane winds. Air-to-Water systems provide water independence straight from the atmosphere. Together, these innovations lower insurance, stabilizes property value and families confidence to stand strong through the storms ahead.
